The cheapest bid on your kitchen table is not a discount. It is a different job wearing the same job title, and the difference is hiding in the parts nobody wrote down.
Ask ten homeowners how they picked their contractor and most will describe some version of the same ritual. Get three estimates. Throw out the highest one because it feels greedy. Throw out the lowest one because it feels suspicious. Sign the middle one. It is a tidy little system and it is almost entirely superstition, because it treats three pieces of paper as if they describe the same work when they usually do not.
A remodeling estimate is not a price tag. It is a description of a job, written by somebody who already decided what to include and what to leave out, priced against assumptions you never got to see. Two builders can look at the identical bathroom and produce numbers thirty percent apart while both being completely honest, because one assumed the subfloor is sound and the other assumed it is not. Reading a bid well means finding those assumptions and dragging them into daylight before anybody signs anything.
Why Bids Diverge So Wildly on the Same Room
Contractors are not pricing a room. They are pricing a scope, and scope is a set of decisions. Every one of those decisions can be made generously or thinly, and the thin version always produces a smaller number on the front page.
Three levers do most of the work. The first is inclusion, meaning what is inside the price and what quietly is not. The second is allowances, which are placeholder dollar amounts for things you have not picked yet, like tile or fixtures. The third is contingency, which is money set aside for the unknown. A bid can shrink dramatically by shaving all three, and none of that shrinkage shows up as a line item labeled we removed things.
The result is a document that feels comparable to the next one but is not. Your job as the person paying is not to find the lowest number. It is to make the three documents describe the same job, and then see which number is actually lowest.
